Home builder EL Development (ELD) will offer affected residents of the Trivelis Design, Build and Sell Scheme (DBSS) flats a “goodwill package”, media reports said.
Defects were reportedly found in 413 of the 888 units at the development located in Clementi Avenue 4. Complaints from the residents included rusty dish holders as well as the laundry area being too small to fit standard sized washing machines.
Four-room flat owners also complained that the vertical sanitary pipes within the service yard limited the space to do laundry.
“We wish to clarify that the sanitary pipes are located in the service yard due to technical constraints and requirements of the relevant authorities,” said the developer.
To address the issue, ELD promised to arrange for the relocation of the sanitary pipes to external areas like the air condition ledge or RC canopy. However, this will be subject to approval from the relevant authorities. A unanimous agreement among the affected residents should also be reached, said the developer.
In case relocation of the pipes cannot be carried out, ELD will pay the residents a certain sum “as a gesture of goodwill”. The payment will based on the unit’s purchase price, divided by its total floor area in square feet, and then multiplied by the approximate area taken up by the sanitary pipes, which is set at two sq ft.
Residents facing other problems such as rusty dish holders and shattered shower glass panels will be entitled to a new dish rack and a free installation of safety film on the glass shower screen.
ELD also extended the one-year warranty for the laminate flooring by an additional nine years, but noted that labour cost will not be covered.
It will also erect new drainage pipes to prevent flooding along the corridor. Residents can also request for the installation of an acrylic panel at the metal gate of their unit if rainwater seeps into their homes during heavy rain.
“We will continue to address any other concerns faced by the residents wherever possible and hope to help them settle down in their new homes as soon as possible,” added ELD.
